Operator-grade STR advisory

The full lifecycle — in order.

Every short-term rental ('STR') engagement has the same shape: decide whether to buy, decide whether this specific deal works, design and build the launch, tune the revenue, and keep the commercial system running. We do this in order. The point isn't to do more; it's to get each decision right and move to the next.

Acquisition

Make clean go/no-go decisions before you commit capital.

Reality first. The local rules, the season, the competition, and the house itself come before any projection.

Feasibility Screen

$150
  • Short written screen: STR zoning posture, suitability, red-flag detection
  • Operator feasibility check (septic, water, heating/power/internet, access/seasonality)
  • Clear 'kill or advance' recommendation
  • One call up to 15 minutes

Timeline: 2 business days

Up to 4 screens per week. Up to $1,000 of Tier 1/2 fees credited toward a build-out.

Full Deal Underwriting

$500
  • Written underwriting memo
  • Comp alignment and realistic revenue range
  • Operating pro forma with conservative assumptions and reserves
  • Conservative / base / aggressive scenario framing
  • Go/no-go recommendation plus bid guidance
  • One call up to 30 minutes

Timeline: 5 business days

Up to 2 deep dives per week. Up to $1,000 of Tier 1/2 fees credited toward a build-out.

Market & Property Analysis

$400

per market or per address

  • Market analysis: demand steadiness, seasonality, regulatory risk, property types that perform, realistic rates and occupancy
  • Property analysis: comps, realistic rate/occupancy, full cost and income picture with conservative/base/best cases
  • Written recommendation — go for it, renegotiate, or walk

Half of report spend credits toward a build-out.

Launch

A property set up to perform from day one, not one you're fixing in month three.

I design the operating system first, then pick the tools to fit it. The tech serves the operation, not the other way around.

Launch & Distribution Setup

$1,000

$500 up front, $500 on completion

  • Five-channel listing setup: Airbnb, VRBO, Booking.com, Houfy, Whimstay
  • Hospitable setup and channel integration
  • Baseline pricing, calendar, and launch strategy
  • Guest messaging templates
  • One 60-minute handoff and training call

Timeline: 5–10 business days after access and photos

This engagement covers distribution setup. It does not include ongoing guest communication management, cleaning coordination, maintenance dispatch, or day-to-day operations.

Design, Setup & Launch Blueprint

$2,000–$5,000

depending on scope

  • Launch roadmap and PMS/tech-stack architecture
  • Guest avatar, listing strategy, and design alignment
  • FF&E prioritization and make-ready planning
  • Vendor framework
  • Pricing, calendar, and revenue engine design
  • Channel setup: Airbnb, VRBO, Booking.com
  • Smart-home stack configuration
  • Written Launch Blueprint — handed off to you at close
  • Twice-weekly syncs through go-live

[OWNER TO CONFIRM: standard rate is $2,000–$5,000 depending on scope — confirm your canonical starting figure before publishing]

Revenue

Pricing, calendar rules, and promotions never stay 'done.'

Most owners either ignore it until revenue drops, or they panic-adjust when they feel exposed. We keep the commercial engine tuned so fewer nights slip away unnoticed.

Listing Audit + Implementation

$250

$250 implementation (per listing each)

  • Audit: positioning, first-10-photos flow, amenities/fees/rules/friction, comp posture, calendar hygiene, promo posture
  • Written audit memo, high-impact items first
  • Implementation: copy refresh, photo re-order, settings cleanup, promo config, calendar refinements

Timeline: 5 business days per phase

2026 Pricing, Calendar & Promo Playbook

$750

+ PriceLabs setup $300 (optional)

  • Seasonal posture and guardrails
  • Booking-window and pacing logic
  • Minimum-stay strategy
  • Gap and orphan-night strategy
  • Promotions plan
  • Owner-friendly written playbook
  • PriceLabs setup, Airbnb/VRBO sync, and strategy implementation (add-on: $300)

Timeline: 7–10 business days (playbook); 5–7 business days (PriceLabs setup)
